First-time homebuyer programs in Fayetteville, NC (2026)

Fayetteville first-time buyers can combine several programs in 2026. The NC Housing Finance Agency's NC Home Advantage Mortgage offers down payment help of up to 3% of the loan amount, the NC 1st Home Advantage Down Payment adds up to $15,000 for eligible buyers, and the City's Homebuying HERO Program offers up to $20,000 inside city limits. Confirm current terms at nchfa.com, with the City and with a participating lender.

Who counts as a first-time homebuyer?

It depends on the program. For the NC 1st Home Advantage Down Payment, a first-time buyer is someone who has not owned a principal residence in the past 3 years. Military veterans and buyers in targeted census tracts can also qualify. The NC Home Advantage Mortgage is open to both first-time and move-up buyers.

First-time buyers are a smaller share of the market than they used to be. The National Association of REALTORS® 2025 Profile of Home Buyers and Sellers found first-time buyers were a record-low 21% of buyers, with a median age of 40. Their median down payment was 10%, compared with 23% for repeat buyers. Many people assume they need 20% down. Most do not.

NC Home Advantage Mortgage

This is the NC Housing Finance Agency's main loan program, offered through participating lenders. Key terms as of 2026:

  • Down payment assistance of up to 3% of the loan amount (verify the current percentage with a lender)

  • The assistance is a deferred, forgivable second mortgage, forgiven 20% per year in years 11 through 15

  • Household income up to $158,000

  • Minimum credit score of 640

  • Works with FHA, VA, USDA or conventional loans

  • Available to first-time and move-up buyers

NC 1st Home Advantage Down Payment

This program adds a larger amount for buyers who qualify:

  • Up to $15,000 at 0% interest, deferred

  • Forgiven 20% per year in years 11 through 15

  • For first-time buyers (no principal residence owned in the past 3 years), military veterans, or buyers in targeted census tracts

  • Must be used with the NC Home Advantage Mortgage

  • Income and purchase price limits apply

The veteran option matters here, since so many Fayetteville buyers have served. A veteran who owned a home in the last 3 years may still qualify, so ask a participating lender.

City of Fayetteville Homebuying HERO Program

The City's program was updated in July 2026. Key terms:

  • Up to $20,000 for down payment and closing costs

  • Up to $30,000, forgivable, for qualified public service employees

  • Household income up to 120% of Area Median Income

  • The home must be inside Fayetteville city limits

  • The buyer contributes at least $500

  • A First-Time Homebuyers Workshop is required

  • It covers only the remaining gap after other assistance

Contact the City's Economic & Community Development department at 910-433-1590 for current details. Check city limits by address before you fall in love with a home, since many Fayetteville mailing addresses sit outside the city.

What about FHA, VA and USDA loans?

  • FHA: Insured by the Federal Housing Administration. Buyers with a credit score of 580 or higher can put as little as 3.5% down. FHA loans carry mortgage insurance premiums.

  • VA: For eligible service members and veterans. No VA-required down payment and no PMI. In 2026, the funding fee is 2.15% for first use with less than 5% down, and some buyers are exempt.

  • USDA: For eligible rural areas, with income limits and no down payment required. Fayetteville itself is generally not eligible, but some areas outside city limits in the region may qualify. Check the address on USDA's eligibility map.

  • Conventional: Some conventional programs allow as little as 3% down for first-time buyers.

Can you combine these programs?

Often, yes, within each program's rules. The NC 1st Home Advantage Down Payment must be paired with the NC Home Advantage Mortgage. The HERO Program fills only the gap that remains after other help. Each program has its own income limit, so a household might qualify for one and not another. A participating lender is the person who puts the pieces together and confirms what you can stack.

In my property management work, I talk with renters who assume buying is out of reach. Sometimes it is not, once a lender runs the numbers with assistance included.

What costs do these programs not cover up front?

Most assistance is paid at closing. North Carolina purchases have costs that come earlier:

  • Due diligence fee: negotiated and paid directly to the seller on the Effective Date. It is generally non-refundable but credited to you at closing.

  • Earnest money: held in escrow, usually due within 5 days. It is refundable if you terminate during the due diligence period.

  • Inspection and appraisal fees: paid during the due diligence period.

Plan to have some savings for these, even if assistance will cover most of your down payment and closing costs.

How do I get started?

  1. Check your credit. NC Home Advantage requires a score of at least 640.

  2. Talk to a lender that participates in NC Housing Finance Agency programs.

  3. If you are buying inside city limits, sign up for the City's First-Time Homebuyers Workshop.

  4. Get pre-approved with your assistance included.

  5. Choose an agent. Since August 17, 2024, you must sign a written buyer agreement before touring homes with an agent. In North Carolina that is usually NC REALTORS® Form 201 or Form 203, and the agent's compensation in it is negotiable.

  6. Tour homes, then write an offer that fits your program's price limits and timeline.

Frequently asked questions
