How is Fayetteville real estate different from the rest of the country?

Fayetteville real estate is shaped by Fort Bragg. Military moves create demand all year, BAH works as a price anchor, VA loans are common, and rentals stay in demand. North Carolina adds its own process: a due diligence fee, attorney-led closings and a seller-paid excise tax of $1 per $500 of price. As of October 2026, the Cumberland County median sale price was $249,000 (Longleaf Pine MLS).

Why does Fort Bragg matter so much?

In most markets, housing demand follows local jobs, interest rates and population trends. Here, one more force sits on top of all of that: the steady flow of service members arriving and leaving Fort Bragg on Permanent Change of Station (PCS) orders. Every move can create a sale, a purchase, a new lease or a home that becomes a rental.

That turnover keeps the market moving even when rates rise. It also means many buyers and sellers are on a fixed timeline set by their orders, not by the market.

Is there a PCS season?

Yes. Military moves happen all year, but many are timed for late spring and summer so households can move between school years. That tends to bring more listings, more buyers and more lease turnover in those months.

For sellers, listing ahead of the summer rush can put your home in front of incoming buyers early. For buyers, fall and winter can mean less competition. For landlords, lease end dates that line up with PCS season can make a home easier to re-rent.

How does BAH act as a price anchor?

Basic Allowance for Housing (BAH) is the monthly housing allowance for service members who live off post. The 2026 Fort Bragg rates, with and without dependents, include:

  • E-4: $1,722 / $1,341

  • E-5: $1,806 / $1,527

  • E-6: $2,049 / $1,638

  • E-7: $2,094 / $1,722

  • O-1: $1,842 / $1,635

  • O-3: $2,175 / $1,956

Many military buyers set their budget so the full mortgage payment fits within their BAH, and many renters shop the same way. Landlords and investors watch BAH too. For comparison, Fayetteville median house rents were $1,118 for 2 bedrooms, $1,500 for 3 bedrooms and $2,075 for 4 or more bedrooms (Rentometer, February 2026). Few markets have such a clear, public number that so many households use as a reference point.

Why are there so many renters and investors?

Short assignments make renting a practical choice for many service members. At the same time, many people who buy here keep the home as a rental when they PCS out, rather than selling. Add local and out-of-town investors, and Fayetteville has a large share of single-family rentals.

Because new tenants keep arriving, rental demand stays steady. I manage rental homes every day at Brookdale, and the PCS calendar shapes almost everything about how we plan move-ins, move-outs and renewals.

How common are VA buyers and VA appraisals?

Near Fort Bragg, VA loans are one of the most common ways people buy. That changes things for sellers. A VA loan requires an appraisal that checks both value and the VA's Minimum Property Requirements, which look at whether the home is structurally sound, sanitary and livable. Items like peeling paint on older homes, a failing roof or systems that do not work can hold up a VA closing.

Sellers who handle obvious repairs before listing make their home easier for VA buyers to purchase. Buyers should schedule the VA appraisal early in the due diligence period.

How is the North Carolina process different?

  • Due diligence fee: a negotiated payment made directly to the seller on the Effective Date. It is generally non-refundable but credited to the buyer at closing. Most states have nothing like it.

  • Earnest money: held in escrow and generally refundable if the buyer terminates during the due diligence period.

  • Standard contract: most offers use NC REALTORS® Form 2-T.

  • Attorney closings: a closing attorney handles the closing, not a title or escrow company.

  • Excise tax: the seller pays $1 per $500 of price, or $600 on a $300,000 sale.

  • Seller disclosures: sellers complete the Residential Property and Owners' Association Disclosure Statement and the Mineral and Oil and Gas Rights Mandatory Disclosure Statement, plus a lead-based paint disclosure for homes built before 1978.

  • Buyer agreements: since August 17, 2024, buyers sign a written agreement before touring with an agent, usually NC REALTORS® Form 201 or Form 203. Commission is not set by law and is negotiable.

Is Fayetteville affordable?

Compared with many large metro areas, homes here cost less. The Cumberland County median sale price was $249,000 for the 30 days before October 2026, and nearby area medians from April to October 2026 ran from $280,000 in Hope Mills to $324,900 in Cameron (Longleaf Pine MLS). Prices have still risen a lot since 2021, and 30-year mortgage rates were 7.40% as of October 8, 2026 (Freddie Mac).

Property taxes are part of the picture. For July 2026 to June 2027, the Cumberland County rate is 49.9 cents per $100 of assessed value, and the City of Fayetteville adds 44.95 cents, for about 94.85 cents inside city limits. A $250,000 home in the city pays about $2,371 a year before any exemptions.

What does this mean for you?

  • Buyers: Plan around your orders. Compare the full payment to your BAH and think about whether the home would rent well if you move.

  • Sellers: Time your listing with PCS season in mind, prepare for VA appraisals, and budget for the excise tax.

  • Owners and investors: Expect steady demand, and plan lease dates and reserves around turnover.

I served in the Air Force and made three PCS moves, so I have been the person trying to buy or rent on a deadline. That experience is a big part of why I focus on this market.

Frequently asked questions

Why is Fayetteville's housing market tied to Fort Bragg?

Service members constantly arrive and leave on PCS orders, which creates steady buying, selling and renting. BAH and VA loans also shape what many buyers can pay.

When is the busiest time for real estate in Fayetteville?

Late spring and summer tend to be busiest because many PCS moves happen then. Moves happen all year, though.

Who pays closing costs in North Carolina?

It is negotiated. The seller typically pays the excise tax of $1 per $500 of price, and a closing attorney handles the closing.

Is Fayetteville a good place to own a rental?

Rental demand is steady because of military turnover. Results depend on the home, price, condition and management, so run the numbers on each property.
