Is Fayetteville, NC a good place to buy a house in 2026?
For many buyers, yes. As of October 2026, the median sale price for Cumberland County homes was $249,000, the median home sold in 34 days, and about 1,447 homes were for sale, according to Longleaf Pine MLS data. Buyers have more choice than a few years ago. The main trade-off is a 30-year mortgage rate near 7.40% (Freddie Mac, as of October 8, 2026).
What do homes cost in Fayetteville in 2026?
The median sale price for Cumberland County residential sales was $249,000 for the 30 days before mid-October 2026, according to Longleaf Pine MLS. Prices vary a lot by area. Here are median sale prices from April to October 2026, with the middle half of sales in parentheses:
Hope Mills: $280,000 ($230,000 to $353,000)
Haymount (ZIP 28305): $300,000 ($218,000 to $425,000)
Spring Lake: $309,990 ($225,000 to $351,440)
Raeford (Hoke County): $320,000 ($275,000 to $354,900)
Cameron: $324,900 ($276,400 to $409,000)
Prices have climbed over the past five years. A City of Fayetteville report cited by CityView NC in September 2024 put the city's median single-family price at $155,000 in 2021 and $239,000 in August 2024, a rise of about 54%. That report covers the city, while the 2026 figure covers the whole county, so the numbers are not a perfect match. The direction is clear, though: prices rose quickly, and the pace has cooled as more homes came on the market.
How fast are homes selling?
Homes in Cumberland County spent an average of 53 days on the market and a median of 34 days, based on Longleaf Pine MLS data for the 30 days before October 2026. Many homes sell within about a month, while some sit much longer and pull the average up.
Homes that are priced right and in good condition still move quickly. Homes that need work or are priced above recent sales tend to sit. For a buyer, that second group is often where you find room to negotiate on price, repairs or closing costs.
Is there enough inventory?
About 1,447 homes were for sale in Cumberland County as of October 2026 (Longleaf Pine MLS). That is a big change from 2021, when the City of Fayetteville report counted about 390 homes for sale in the city. By August 2024 the city figure had reached 1,390, with 4.1 months of supply.
Months of supply is the number of homes for sale divided by the number sold per month. A common rule of thumb says under about 4 months favors sellers, 5 to 6 months is balanced, and over 6 months favors buyers. Conditions differ by price range, neighborhood and condition, so ask your agent to pull the numbers for the homes you are actually considering.
What are mortgage rates right now?
The 30-year fixed rate averaged 7.40% and the 15-year fixed averaged 6.73% for the week of October 8, 2026, according to Freddie Mac's Primary Mortgage Market Survey. The week before, on October 1, 2026, the 30-year averaged 7.28%, compared with 6.34% a year earlier. Rates change every week, and your own rate depends on your credit, loan type and down payment.
Here is a rough example. A $240,000 loan at 7.40% for 30 years has a principal and interest payment of about $1,662 a month. For a $250,000 home inside Fayetteville city limits, property taxes add about $198 a month, based on the combined county and city rate of about 94.85 cents per $100 of assessed value for July 2026 to June 2027 (assuming the assessed value is close to the price). That is about $1,860 before homeowners insurance and any mortgage insurance. Get a real quote from a lender before you shop.
Is it cheaper to rent or buy in Fayetteville?
It depends on how long you will stay. Median house rents in Fayetteville were $1,118 for 2 bedrooms, $1,500 for 3 bedrooms and $2,075 for 4 or more bedrooms, according to Rentometer data as of February 2026. In the example above, the monthly cost of owning a $250,000 home runs above the median 3-bedroom rent, before you count the equity you build.
Buying also has upfront costs that renting does not. In North Carolina that includes a due diligence fee paid to the seller, earnest money and closing costs. If you expect to move within two or three years, those costs can eat up what you gain. If you plan to stay longer, or to keep the home as a rental after you move, buying often makes more sense. A lender can run both scenarios with your real numbers.
How does Fort Bragg affect the housing market?
Fort Bragg is the biggest single driver of housing demand here. Service members arrive and leave on Permanent Change of Station (PCS) orders all year, which keeps a steady flow of buyers, sellers and renters.
Basic Allowance for Housing (BAH) also shapes local prices and rents. The 2026 Fort Bragg BAH is $1,722 a month for an E-4 with dependents and $2,175 for an O-3 with dependents ($1,341 and $1,956 without dependents). Many buyers and renters shop with their BAH in mind. I made three PCS moves during my time in the Air Force, so I know how much a short timeline changes the way you look at a home.
What are the honest trade-offs?
Rates are higher than a year ago. The same price costs more per month than it did in fall 2025.
Short stays are expensive. If orders could move you soon, count the cost of selling, including North Carolina's excise tax of $1 per $500 of price, which the seller pays.
Taxes depend on where the home sits. Inside Fayetteville you pay both county and city rates. Towns such as Hope Mills and Spring Lake, and other counties such as Hoke, set their own rates.
Condition varies widely. Homes here range from houses more than a century old to new construction. Use your due diligence period for a full inspection, and check flood maps for homes near creeks and low ground.
More choice means more comparing. With more homes on the market, compare recent sales before you write an offer.
In my property management work, I see how much easier it is to rent out a home when the owner kept up with maintenance. If you might keep the home as a rental, buy with that in mind.
