Should you sell or rent your house when you PCS from Fort Bragg?
When you PCS from Fort Bragg, renting your Fayetteville-area house makes sense if the rent covers your mortgage, management (Brookdale charges 8% of rent collected, as one example), and repair reserves, and you are comfortable owning from a distance. Selling often makes more sense if cash flow is thin, you need the equity, or holding too long could cost you the capital-gains exclusion.
What will your house rent for compared to BAH?
Start with what similar homes rent for. According to Rentometer data for Fayetteville, NC as of February 2026, median house rents were about $1,118 for 2 bedrooms, $1,500 for 3 bedrooms, and $2,075 for 4 or more bedrooms. A specific home can land above or below that based on location, condition, and features.
Next, look at BAH, because many of your likely tenants are service members. The 2026 Fort Bragg BAH rates (with / without dependents, monthly) are:
E-4: $1,722 / $1,341
E-5: $1,806 / $1,527
E-6: $2,049 / $1,638
E-7: $2,094 / $1,722
O-1: $1,842 / $1,635
O-3: $2,175 / $1,956
A 3-bedroom house near the $1,500 median fits inside BAH for many ranks. That steady demand is one reason owners near Fort Bragg often keep homes as rentals. BAH tells you about the tenant pool, but it does not set your rent. Get a rent analysis for your specific property.
Does renting cash flow? A worked example
Example only. These are round numbers to show the math, not a prediction for your home.
Monthly rent: $1,500
Management at 8% of rent collected: minus $120
Mortgage payment with taxes and insurance (example): minus $1,150
Repair and vacancy reserve (example, 10% of rent): minus $150
Monthly cash flow: about $80
Now change one number. If the payment were $1,450 instead of $1,150, the same home would lose about $220 a month. A low fixed rate is a big part of why keeping a house can work. For comparison, the 30-year fixed rate averaged 7.40% for the week of October 8, 2026, according to Freddie Mac. Also price in turnover costs, landlord insurance (which differs from a homeowner policy), and the months between tenants.
What does property management cost from a distance?
Fees vary by company, so compare what is included. As one example, here is how Brookdale Property Management charges:
8% of rent collected
$50 per inspection
No onboarding fee and no lease renewal fee
No management fee while the home is vacant (the owner pays utilities)
Owner pays eviction court costs; Brookdale handles the filing and the writ
1-year management agreement; leases are typically 2 years
A manager also keeps you inside North Carolina landlord-tenant law. Security deposits are capped at two months' rent for leases longer than month-to-month and must be held in a trust account or bonded (G.S. 42-51). An itemized accounting is due within 30 days after the tenancy ends (G.S. 42-52). Evictions go through summary ejectment in small claims court, and self-help evictions such as lockouts or utility shutoffs are illegal. The home must stay fit and habitable under G.S. 42-42.
How does the capital-gains exclusion work if you rent it out?
Under IRS rules (Publication 523), you can exclude up to $250,000 of gain, or $500,000 if married filing jointly, if you owned and lived in the home for 2 of the 5 years before the sale. Once you move out, the clock starts running.
Service members get extra room. If you are on qualified official extended duty, you can suspend the 5-year period for up to 10 years. Depreciation you take while renting is generally taxed on sale (depreciation recapture), even when the rest of the gain is excluded. Rental income goes on Schedule E, and residential rental buildings depreciate over 27.5 years. Talk to a tax professional before you decide, because the timing matters.
What happens to your VA entitlement if you keep the house?
If you bought with a VA loan, VA requires that you intended to live in the home when you bought it. Renting it out later is allowed. While that loan stays open, the entitlement tied to it stays in use. You may still have enough remaining entitlement for a second VA loan at your next duty station. Selling the home and paying off the loan can often restore your entitlement. Ask a VA lender to review your Certificate of Eligibility before you choose.
How should you time the lease around PCS and SCRA?
Near Fort Bragg, many tenants are service members. The federal Servicemembers Civil Relief Act (SCRA) lets them end a residential lease on PCS orders or a deployment of 90 days or more, with written notice and a copy of orders. For monthly rent, the lease ends 30 days after the next rent due date following notice, with no early-termination penalty. Build that possibility into your reserves.
Timing helps too. Summer is the busiest PCS season, so a lease that ends in late spring or summer usually lines up with the most renters looking. The same SCRA protection can help you end your own lease if you rent at your next station.
Can you manage your Fayetteville rental from another duty station?
You can, but think through who handles showings, a 2 a.m. water leak, move-out inspections, and a court date in Cumberland County. Fayetteville's Rental Action Management Program (RAMP) can also require registration of rentals with repeated code violations or police calls, so problems need a quick local response.
I made three PCS moves during my time in the Air Force, and now I manage rentals for owners every day. The owners who do best set clear rules up front: a repair approval limit, a reserve fund, and a plan for vacancies.

Frequently asked questions
Can I rent out a house I bought with a VA loan?
Yes. VA requires intent to occupy the home as your primary residence when you buy it, but you can rent it out later, such as after a PCS.
How much does property management cost in Fayetteville?
Fees vary by company. Brookdale charges 8% of rent collected and $50 per inspection, with no onboarding fee, no renewal fee, and no management fee while the home is vacant.
Will I owe capital gains tax if I rent my house before selling?
Possibly. Renting can affect the 2-of-5-year rule, though service members on qualified official extended duty can suspend the 5-year period for up to 10 years. Depreciation recapture can still apply, so ask a tax professional.
Can a military tenant break the lease on PCS orders?
Yes. The SCRA lets a service member end a residential lease on PCS orders or a 90-plus-day deployment with written notice and orders, without an early-termination penalty.
