Buyer's market vs. seller's market vs. your market: what Fayetteville looks like right now
A seller's market generally has under about 4 months of supply, a balanced market about 5 to 6 months, and a buyer's market more than 6. As of October 2026, Cumberland County had about 1,447 homes for sale with a 34-day median days on market (Longleaf Pine MLS), and 30-year mortgage rates averaged 7.40% (Freddie Mac). What that means for you depends on your price point, neighborhood, and timing.
What is months of supply?
Months of supply is the number of homes for sale divided by the number of homes that sell in a typical month. It answers one question: if no new listings came on, how long would it take to sell everything currently for sale?
For example, if a price range has 60 homes for sale and 15 sell each month, that is 4 months of supply. If only 8 sell each month, the same 60 listings become 7.5 months of supply. Same inventory, very different market.
A common rule of thumb:
Under about 4 months: favors sellers
About 5 to 6 months: balanced
Over 6 months: favors buyers
What does a seller's market mean for buyers and sellers?
In a seller's market, good homes go fast and often draw more than one offer. Buyers tend to offer higher Due Diligence Fees, which in North Carolina are paid directly to the seller and are generally non-refundable. Buyers may shorten their Due Diligence Period, ask for fewer repairs, and request little or no help with closing costs.
Sellers have more control over terms, but pricing still matters. An overpriced home can sit even when the overall market is hot.
What does a buyer's market mean for buyers and sellers?
In a buyer's market, homes take longer to sell and buyers have more choices. Buyers can negotiate on price, ask for seller-paid closing costs, request repairs after inspection, and offer smaller Due Diligence Fees. Sellers often need sharper pricing, better condition, and more flexibility on terms to stand out.
What is a balanced market?
In a balanced market, neither side has a clear edge. Well-priced homes in good condition sell in a reasonable time. Homes that are overpriced or need work sit longer and usually see price reductions. Negotiations tend to come down to the specific home rather than the overall market.
What is "your market"?
Countywide numbers are an average of many smaller markets. The conditions that matter are the ones for your specific home and price range. Four things shape them in Fayetteville:
Price point: starter homes and higher-priced homes often behave differently. Area medians from Longleaf Pine MLS sales, April to October 2026, show the spread: Hope Mills $280,000 (middle half $230,000 to $353,000), Spring Lake $309,990 ($225,000 to $351,440), Haymount in ZIP 28305 $300,000 ($218,000 to $425,000), Raeford $320,000 ($275,000 to $354,900), and Cameron $324,900 ($276,400 to $409,000).
Neighborhood: commute to Fort Bragg gates, access to I-295, and city versus county taxes all change demand.
Condition: move-in-ready homes, especially ones likely to pass a VA appraisal without repairs, draw more buyers than homes that need work.
Season: summer PCS season brings more military buyers and renters to the Fort Bragg area. Listings and demand both shift with it.
What do the current Fayetteville numbers suggest?
According to Longleaf Pine MLS data for Cumberland County residential sales over the last 30 days as of October 2026:
Median sale price: $249,000
Homes for sale: about 1,447
Days on market: 34 median, 53 average
The gap between the 34-day median and the 53-day average suggests many homes sell in about a month while a smaller group sits much longer. That usually points to price and condition separating the fast sales from the slow ones.
Inventory is far higher than a few years ago. A City of Fayetteville report cited by CityView NC counted about 390 homes for sale in the city in 2021 and 1,390 in August 2024, when the city had 4.1 months of supply. Those figures cover a different area and source than the October 2026 county numbers, so treat the comparison as direction, not an exact growth rate.
Rates matter too. Freddie Mac's 30-year fixed averaged 7.40% for the week of October 8, 2026. It was 7.28% on October 1, 2026, compared with 6.34% a year earlier. Higher rates raise monthly payments, which can slow some buyers.
What these numbers do not include is a current monthly sales count, so I am not going to put a single label on the county. To call it a buyer's or seller's market honestly, you need months of supply, and you need it for the right slice of the market.
How do I read the market for a specific home?
When someone asks me what the market is doing, I narrow it to their home before I answer:
Pull active, pending, and sold listings from the MLS for the same area, size, age, and price range.
Count recent monthly sales in that slice and divide active listings by that number to get months of supply.
Compare list prices to sale prices and note how many listings have had price reductions.
Check days on market for homes that sold versus homes still sitting.
Adjust for timing, including where we are relative to PCS season.
Working in property management every day, I also watch how fast rentals lease, because that tells me how strong demand is for a type of home in that area.
Frequently asked questions
Is Fayetteville a buyer's or seller's market right now?
It depends on the price range and neighborhood. As of October 2026, Cumberland County had about 1,447 homes for sale and a 34-day median days on market, but you need months of supply for your specific segment to label it.
How long does it take to sell a house in Cumberland County?
Over the last 30 days as of October 2026, the median days on market was 34 and the average was 53, according to Longleaf Pine MLS.
Does PCS season affect the Fayetteville housing market?
Yes. Summer PCS moves bring more military buyers, sellers, and renters to the Fort Bragg area, which changes listings and demand during those months.
How is months of supply calculated?
Divide the number of homes for sale by the number of homes sold per month. Under about 4 months favors sellers, 5 to 6 is balanced, and over 6 favors buyers.
