Investing in Sanford, Raeford, and Spring Lake: what to know

Sanford, Raeford, and Spring Lake have similar entry prices for rental investors. Spring Lake's median sale price was $309,990 and Raeford's was $320,000 (Longleaf Pine MLS, April to October 2026), and Sanford's was $311,044 in August 2026, according to Redfin. Demand differs: Spring Lake sits next to Fort Bragg, Raeford grows with Hoke County, and Sanford is a Lee County job center.

How do Sanford, Raeford, and Spring Lake compare on price?

  • Spring Lake (Cumberland County): median $309,990, with the middle half of sales between $225,000 and $351,440 (Longleaf Pine MLS, April to October 2026).

  • Raeford (Hoke County): median $320,000, with the middle half between $275,000 and $354,900 (Longleaf Pine MLS, April to October 2026).

  • Sanford (Lee County): median $311,044 in August 2026, up 1.3% from a year earlier, with a median of 66 days on market and 166 homes sold, down 7.2% year over year (Redfin).

The "middle half" means half of all sales fell inside that range. Spring Lake's lower bound of $225,000 shows a wider spread of lower-priced homes. Keep in mind the Sanford figures come from a different source and a single month, so treat the comparison as a rough guide, not an exact match.

What drives rental demand in each town?

Spring Lake

Spring Lake borders Fort Bragg. Constant PCS turnover means a steady flow of service members looking for rentals, and many of them budget around their BAH. For 2026, Fort Bragg-area BAH ranges from $1,341 (E-4 without dependents) to $2,175 (O-3 with dependents) across common ranks from E-4 to O-3.

Raeford

Raeford is the county seat of Hoke County, which borders Fort Bragg and has grown as development moves west from Fayetteville. Rental demand follows that growth and the commute to Fort Bragg.

Sanford

Sanford is about 45 minutes to an hour north of Fayetteville and is a manufacturing and industrial job center for Lee County. Rental demand there is likely tied more to local employment than to the military PCS cycle, which can mean a different leasing calendar.

What do rentals bring in these towns?

I don't have verified town-level rent data for any of the three. Rents generally track the Fayetteville-area figures, which Rentometer put at a median of $1,118 for a 2-bedroom house, $1,500 for a 3-bedroom, and $2,075 for 4 or more bedrooms as of February 2026, along with BAH near the post. Before you buy, get a rent analysis for the specific property.

What should you check before buying a rental?

  • HOA leasing rules: some associations cap the number of rentals or set minimum lease terms. Read the covenants during your Due Diligence Period.

  • Flood zone: look up the address on the FEMA flood map and get an insurance quote.

  • Roof and HVAC age: these are among the largest repair bills most rentals face. As a property manager, they are the first things I look at on any potential rental.

  • Rent analysis: base your numbers on comparable rentals, not on hope.

  • Property taxes: Cumberland, Hoke, and Lee counties each set their own rates, and towns can add theirs. Cumberland County's FY2027 rate is 49.9 cents per $100 of assessed value. Confirm the current rate with each county's tax office.

  • Home inspection: use the Due Diligence Period to inspect and get repair estimates.

  • Lead disclosure: if the home was built before 1978, you'll need a lead-based paint disclosure when you rent it.

How do investors finance rental property?

Conventional investment loans

Loans on non-owner-occupied homes usually require a larger down payment and cash reserves, and they often carry higher rates than owner-occupied loans. For reference, Freddie Mac's weekly average 30-year fixed rate was 7.40% as of October 8, 2026, and investor loans are often priced above that average.

DSCR loans

A debt service coverage ratio (DSCR) loan qualifies you mainly on whether the property's rent covers its payment, rather than on your personal income. These loans tend to have higher rates and fees, so compare them carefully.

House hacking with VA or FHA

If you buy a 2- to 4-unit property and live in one unit, you may be able to use an owner-occupied loan such as VA or FHA. VA requires that you intend to occupy the home as your primary residence at purchase; you can rent it out later. VA has no VA-required down payment, though lender and entitlement limits may apply.

Talk to a lender about which option fits your situation.

What does a cash-flow example look like?

This is an example only, using assumed numbers. It is not a projection for any town or property.

  • Purchase price: $300,000 with 25% down ($75,000)

  • Loan: $225,000 at an assumed 8.0% investor rate, 30 years: about $1,651 per month principal and interest

  • Assumed rent: $1,900 per month

  • Assumed taxes: $250 per month; insurance: $120 per month

  • Management at 8% of rent: $152

  • Repairs and replacement reserve at 10% of rent: $190

  • Vacancy allowance at 5% of rent: $95

Total monthly cost: about $2,458. Against $1,900 in rent, this example loses about $558 a month. To break even, the deal would need higher rent, a lower price, a larger down payment, or a lower rate. Run your own numbers with real quotes for taxes, insurance, and financing before you buy.

What about taxes on rental income?

Rental income is reported on Schedule E. Residential rental buildings are depreciated over 27.5 years, and depreciation is recaptured when you sell. A 1031 exchange can defer gains if you identify a replacement property within 45 days and close within 180 days. Talk to a tax professional before you buy or sell.
